You can ask an estate agent to negotiate the length of an agreement before signing, but both parties must agree the terms. Once you have signed, the written contract governs the minimum term, notice requirements and any fees; you cannot assume you can change it unilaterally.

ToggleRead the agreement before instructing an agent
Check the minimum term, how notice must be given, the service and marketing included, and when commission or other charges become payable. Ask the agent to explain unfamiliar terms such as sole agency and sole selling rights.
Check before switching agents
Do not assume an agreement ends automatically after the minimum term. Check the notice process and any continuing fee liability, particularly if a buyer was introduced by an earlier agent. Seek independent advice if you are unsure what the agreement means.
